This beautiful 4 bedroom villa is situated in the prestigious Tivoli Manor development. It is superbly furnished to a high standard and would be ideal for two families to share, being able to accommodate up to 10 adults and has its own private screened pool.

Tivoli Manor is a secure gated community made up of only 35 homes located in Davenport on the Highway 27, close to Highway 192, and only minutes from the Interstate 4. This gives you access to all the main travelling routes in central Florida and means that Orlando airport and Sanford airport are just 30 minutes and 60 minutes easy drive from our villa.

You'll be able to relax around our large 14 by 28 foot pool and should the Florida sunshine become too much, come back inside where all the rooms are air conditioned and kept at a cool and constant temperature. For those who enjoy a more active holiday, Walt Disney World and many of Orlando's world famous attractions are only 15 minutes away by car. If you like a round of Golf you'll be in heaven staying at our villa. There are over 20 courses to be found within a 20 mile radius including the award winning Southern Dunes and Champions Gate courses.

Located a short distance from Tivoli Manor you'll find a 24 hour hypermarket, bars, restaurants, shops, banks and many family attractions.

Our luxury villa comes complete with all the expected modern amenities including 4 bedrooms (sleeping space for 10 adults including the sofa-bed), 3 bathrooms (2 en-suite), a fully fitted kitchen, air conditioning and heating through-out, cable television, DVD, VCR, Play station 2, security safe and a screened pool which can be fully heated (charges apply).

Our villa has a large seating area called the great room. It contains 2 large luxurious sofas, allowing the whole family to sit down together at the end of an action packed day, while patio doors allow direct access to the pool deck and give you a great view of the orange trees which surround the rear of the property. To help keep everyone entertained you will find a large cable TV complete with DVD and VCR system, a mini CD Player and for the children a Play station 2 and a selection of toys and videos. One of the sofas can be easily transformed into a double sized bed.

The large modern fully fitted kitchen comes complete with all the latest amenities including a heavy-duty cooker, microwave, fridge/freezer/ice machine, large selection of crockery and cutlery, dishwasher and coffee machine. If you need to do any laundry, we have a large washing machine and tumble drier located in the adjoining Utility room. There is also internal access to the 2 car garage.

All bed linen and towels are provided for your needs.

The Kitchen has a telephone from which all local calls are free and other calls can be paid for using most credit cards. Our villa has two dining areas, the dining room and the breakfast nook.

The breakfast nook adjoins the kitchen. It contains a table and four chairs.

Located conveniently adjoining the open plan great room is the dining room. There is a large table and 6 chairs and is ideal for both formal and casual meals. A large window lets in plenty of natural light.

The villa contains four large bedrooms and a double sized sofa-bed, allowing up to 10 adults to sleep comfortably. Two of the bedrooms are double suites and two are twin bedrooms.

The first master bedroom has a large Queen sized bed and a luxury en-suite bathroom complete with a large bath, shower, twin basins and vanity mirrors. There is also a large walk-in closet, security safe, hairdryer, Television, clock radio and as a final touch of elegance you will have your own doorway out onto the pool deck.

The second master bedroom has a double sized bed and en-suite bathroom complete with a walk in shower unit. There is plenty of storage space provided by a large built-in closet and drawers.

Bedrooms three and four both contain two single beds and large built-in closets and drawers. Located conveniently in-between the two twin rooms is the homes third bathroom complete with a bath and shower unit. If you still need to squeeze in a couple more people, there is a Queen sized sofa bed located in the great room.

The villa has air-conditioning and heating throughout, so will remain at a consistent cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside and will ensure you get a good nights sleep.

The 14 by 28 foot pool is surrounded by a large extended patio which includes a covered Lanai should you prefer to sit in the shade. If you find the pool is a little cool for your liking, it can be fully heated at an additional daily charge (recommended for October to March). The surrounding patio is furnished with chairs, a table, and sun beds which allows you to just lie back, relax and soak up the Florida sunshine. The pool deck is fully screened which helps to keep the pool clean, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in, and there are pool toys to keep the children entertained.

All the doors leading out onto the pool deck are alarmed for additional peace of mind should young children be staying at the villa.

January - £450 per week

February, March, April, November, December - £450 per week

May, June, September, October - £500 per week

July, August - £550 per week

Easter, Christmas, New Year, Thanksgiving - £575 per week.

Pool heating is $20 per day and is available from our Management company.
